The engagement
How we work with a board
Advisory, not 24/7 on-site management. Four steps, scoped to the community in front of us—not a packaged playbook sold to every association on the coast.
Step 01
Discovery
We sit with directors and officers. We listen for what the board is trying to accomplish, where the management relationship is strained, and which issues keep returning to the agenda.
Step 02
Assessment
We examine operations as they stand: vendors, communications, reserve practice, open projects, and how the management company is—or is not—being held to account.
Step 03
Operational roadmap
The board receives a tailored plan: priorities, sequencing, and the decisions only directors can make. The aim is sustainability and fiscal responsibility, with less dependence on the firm already on contract.
Step 04
Implementation support
We stay close while the board puts the roadmap to work. That can mean vendor oversight, project structure, communication cadence, or a clearer brief for management—counsel, not a second on-site staff.
What this engagement is
Counsel for directors who still have a management company—or who are deciding how much of one they actually need. We help the board see the operation clearly, write the roadmap, and stay close while the work is put in motion.
What this engagement is not
We do not take over the gate, the phones, or the work-order desk. Your community still needs people on the ground. We help the board govern that work with more urgency and less waste. We do not replace a management company overnight.
